Two properties of identical size can differ by half again in what they take, because
condition and access do the work that floor area gets credited with. A price list would
therefore be either so wide as to be useless or wrong often enough to be worse. What
you get instead is a scope and a range against your actual photographs, usually the
same day.
Floor restoration, height work and vacant property are quoted after a site visit rather
than from photographs alone. A floor has to be identified before anyone can say what
will lift the stain, and a property that has stood empty for years cannot be assessed
through a doorway.
Every job carries the same handover discipline: move-in condition three to five days
after handover on post-renovation work, and a check by the quality control team at the
end of that window rather than a sign-off by whoever was on site.
How commercial work is priced
Commercial work is quoted differently again, because the variable there is frequency
rather than condition. A site is priced on a routine schedule for the everyday work,
with the expensive periodic items priced separately: machine floor scrubbing, high-level
dusting and facade glass. Folding those into one monthly figure looks simpler and ends
up costing more, because the monthly figure has to be set high enough to cover them
whether or not they are needed that month.
Ipoh and the surrounding townships are the usual working area, and commercial contracts
follow wherever the site is across Perak. Where a job sits outside the normal radius the
travel is stated as its own line rather than buried in the rate.
