01What a renovation actually leaves behind
The visible mess is the smallest part of it. What remains after a renovation is a set of materials chosen to stick: a thin cement film across tile faces, grout haze that has cured into the surface, paint spots on glass and ironmongery, silicone smeared where it was tooled, adhesive under vinyl edges, and construction dust fine enough to sit in every track and runner in the property.
None of that responds to mopping. Cement film in particular spreads rather than lifts, which is why a property can be cleaned twice by a general cleaner and still look hazy in daylight. The treatments that remove it are chosen for the residue and the surface together, and the wrong choice etches tile permanently.
02Where the dust hides after the contractors leave
Fine dust behaves like a liquid. It settles into the tracks of sliding windows, into curtain rail channels, along the tops of door frames, on the upper faces of cabinet carcasses where nobody looks, inside light fittings, behind sanitaryware, and into the gaps around switch plates and sockets.

03Why the work runs from the ceiling down
Anything disturbed high in a room lands on everything below it. Cleaning the floor first simply means cleaning it twice.

04How long it takes, and what makes it slip
The standing promise is move-in condition three to five days after the renovation handover. A compact unit that was well protected during the works sits at the short end. A larger property, or one where tiling and painting overlapped so residue landed on residue, sits at the long end.
Three things stretch it: floors that need restoration rather than cleaning, glass that turns out to need height access, and a contractor still finishing while we work. The third is the most common, and it is why the schedule is written against your handover date rather than ours.
05What the handover check looks for
Fine dust keeps falling for a day or two after the heavy work is finished, so a property is not signed off on the day the visible mess disappears. Surfaces are gone over again, and then the quality control team checks the property at the end of the window.
That check is deliberately not a personal walk-through by the owner. A business running several crews cannot honestly promise one pair of eyes on every job, and a check done by someone other than the person who cleaned the surface is a better check in any case. 06What you can do before we arrive
Two things make a post-renovation clean cheaper and faster, and both are free. The first is getting the protective film off any new glass and appliances. Left on through a hot construction period the adhesive cures onto the surface, and removing it can take longer than cleaning the glass it was protecting.
The second is making sure the contractor is genuinely finished. A crew still cutting tile or sanding filler while the cleaning is under way means a repeat visit, and it is the single most common reason a handover date slips.
