Before you send
Four things that make a quote accurate.
Most enquiries describe the room rather than the job, which means the first reply has to be a question. These four save a round trip.
- What kind of property — house, condominium unit, shop, office, clinic, factory — and roughly how big.
- What state it is in. Post-renovation, lived in, empty for months, or empty for years. This changes the work more than size does.
- Photographs of the worst of it. Floors, glass, bathrooms and anything that looks stained rather than dirty.
- When you need it back. A handover date, a tenancy date or a viewing date tells us whether the three-to-five-day window fits.

What to expect after you send it.
- A reply with questions, if any are needed. Usually about access, height, or how long a property has stood empty.
- A site visit where the job needs one. Vacant property, floor restoration and anything at height are quoted properly only after someone has seen it.
- A written scope and a price. What is included, what is not, and how many days it takes. Prices depend on condition and access, so there is no fixed list to quote from.
- A date. Post-renovation work is scheduled against your handover date, not ours.
