01Working around a business that cannot close

Almost every commercial site has the same constraint: the cleaning cannot interrupt the trading. Offices are handled outside hours or in zones, so no part of the floor is unusable for long. Showrooms are done before opening, because a display floor with equipment on it stops being a display floor. Factories are worked around production, usually on a shift boundary.

The schedule is agreed at the quoting stage and written into the arrangement, rather than negotiated on the morning. That is the practical difference between a contract and a series of visits.

02Clinics and disinfection cleaning

Disinfection cleaning is a step added to cleaning, never a substitute for it: disinfectant applied over soil does very little, because the soil shields what the disinfectant is meant to reach. So the sequence is always clean first, then disinfect, with contact time respected rather than wiped off immediately.

Clinic work also has a traffic-flow problem rather than a soil problem. Waiting areas, handles, rails and washrooms are the surfaces that matter, and they are the ones a general schedule tends to under-serve because they do not look dirty.

03Showrooms, and why they are their own category

A car showroom is a floor, a glass box and a set of vehicles, and all three are sales surfaces. The floor has to be even under display lighting, which shows every swirl a careless machine leaves. The glass has to be streak-free in direct sun. Vehicle upkeep is detail work at close quarters.

04Factory and warehouse floors

Industrial floors carry oil, rubber and product residue, and are usually too large for anything but machine work. They are scrubbed in passes with degreasing where oil has penetrated, and the realistic goal is a consistently clean and safe floor rather than a showroom finish.

Safety is the practical driver more often than appearance: a floor with oil film is a slip risk, and marked traffic routes stop being visible long before the floor looks bad.

05What a commercial buyer should actually compare

Not price per visit. The four things that decide whether a contract works are whether the contractor can genuinely work your hours, whether they own the equipment your site needs rather than hiring it each time, whether they have done your kind of premises before, and what happens when something is missed.

06Consumables, access and the things not in the rate

Three items sit outside most commercial cleaning rates and cause most of the friction later, so they are worth settling in writing at the start.

Consumables. Hand soap, paper, bin liners: either the contractor supplies and recharges them, or the site does. Both are fine; what is not fine is leaving it unstated until a washroom runs out.

Access. Keys, cards, alarm codes and whether a member of your staff has to be present. Out-of-hours cleaning only saves you disruption if the crew can actually get in without someone waiting for them.

Periodic work. Machine floor scrubbing, high-level dusting and facade glass are usually outside a routine rate, and should be. The useful arrangement is to price them separately and schedule them on their own interval rather than folding them into a monthly figure that then has to cover everything.

07Starting a contract without disrupting the site

New commercial contracts almost always begin with a backlog, because whatever the previous arrangement was, the periodic work is usually behind. Trying to absorb that into the first month of a routine schedule is how a contract starts badly.

The arrangement that works is a one-off catch-up clean priced separately at the start — floors brought back, high level dusted, glass done — and the routine schedule beginning from a known baseline. It costs more in month one and less every month afterwards, and it means the standard being held is visible from the beginning rather than arrived at slowly.
