Post-renovation cleaning quote in Ipoh: what to send
To quote post-renovation cleaning in Ipoh, Kean Can Cleaning Service works best from six things: the property type and location, a rough floor area, daylight photographs of the dry floors, photographs of the worst window and bathroom, whether the contractors have finished and cleared their debris, and your target move-in date. Send those six and the first reply can be a scope, a timing window and a price range rather than a list of questions.

01What should you send to get an accurate quote?
Kean Can Cleaning Service works best from six things when quoting a post-renovation clean in Ipoh: the property type and location with any access details, a rough floor area, daylight photographs of the dry floors, photographs of the worst window and bathroom, whether the contractors have finished and cleared their debris, and the target move-in date. None needs precise measuring, and all six can be gathered on a phone in one pass.
- Property type and where it is. House, condominium, shop, office or factory, where it is in Ipoh or Perak, and any access details: floor level, lift booking and the building's permitted working hours.
- Rough floor area, if you know it. Approximate is fine, and section 07 explains why it matters less than the photographs.
- Photographs of the floors, in daylight once they are dry. The single most useful thing you can send, and the one easiest to get wrong — see section 02.
- One photograph of the worst window and one of the worst bathroom. Not the tidiest. The worst.
- Whether the contractors have finished, and whether their debris is gone. A crew still cutting tile or sanding filler while the cleaning is under way means a repeat visit.
- Your target move-in date. This is a scheduling question before it is a pricing one, and if the date is tight, it is better we know before quoting than after.
Why a quote cannot come from floor area alone is a separate argument, and the complete post-renovation guide makes it in full.
02How should you photograph a renovated floor for a cleaning quote?
Photograph the floors of the renovated property in daylight, once they are dry. That one instruction changes a cleaning quote more than any other, because cement film and grout haze disappear while a floor is wet and return as it dries. A floor photographed just after mopping looks finished and is not, and the quote that follows is built on the wrong surface.
Beyond the floors, three more subjects carry most of the uncertainty, and each needs a different kind of photograph.
| Photograph this | How to shoot it | What it settles |
|---|---|---|
| Floors | Daylight, dry, from a low angle so the light rakes across the tile | Whether there is cement film or grout haze, which changes both the method and the price |
| The worst window | Close enough to count the paint and render spots on the glass and the frame | Whether glazing is a wipe or a scraper job |
| Tracks and frames | Straight down into the track, and the top edge of one door frame | How much fine dust has settled, the part that is easy to underestimate |
| One bathroom | The whole room, plus a close shot of any sealant line | How much silicone residue there is, which is slow, careful, entirely manual work, and how much descaling the fittings need |
Fine construction dust is worth photographing rather than describing, because its volume, settled into tracks, frames and cabinet tops, is easy to underestimate from a description. The US Environmental Protection Agency lists painting and sanding among the short-term activities that can generate high levels of pollutants indoors. It also puts source control first: “Usually the most effective way to improve indoor air quality is to eliminate individual sources of pollution or to reduce their emissions.” Removing renovation dust, rather than pushing it around, is that principle applied to a freshly renovated property.
What is on your particular floor also decides whether it is a cleaning job or a restoration one, and tile and floor work is quoted differently.
03What is already inside a Kean Can post-renovation cleaning quote?
Three things are in the scope Kean Can Cleaning Service quotes against for a post-renovation clean: its own equipment and chemicals, a repeat pass after the dust settles, and the quality control check at the end of the handover window. Knowing that makes quotes comparable. A cheaper quote that leaves out the repeat pass is quoting a different job, and one that leaves out equipment or a final check is worth asking about.
Equipment and chemicals are ours
Machines, pads and the treatments matched to your floor arrive with the crew and are inside the quote, so there is nothing for you to hire or buy.
The repeat pass is in the scope
The scope of our post-renovation cleaning service lists a repeat pass after the dust settles, then the quality control check. When you compare quotes, ask whether each includes that second pass. A single-visit quote for a freshly renovated property is quoting a different job, and the service page's handover-check section explains why surfaces are gone over again before sign-off.
The check, and what happens if something is missed
The quality control team checks the property at the end of the handover window, and if something was missed you tell us and we come back. The questions page sets out why that check is made by the QC team rather than as a personal walk-through by the company's owner.
04What comes back after you ask for a post-renovation cleaning quote?
An enquiry about post-renovation cleaning comes back from Kean Can Cleaning Service as three things: the scope the crew would work to, a timing window, and a price range. It is a range rather than a single number, because that is the honest shape of the answer before anyone has stood in the property.
When the property is ready to move into
The company's stated promise is move-in condition three to five days after the renovation handover. What can move it within that window is answered on the questions page. If what you actually need is the difference between this and an ordinary deep clean, post-renovation versus deep cleaning covers it.
Who is quoting
Kean Can Cleaning Service has been registered since 2019 and works across Ipoh and Perak. The company counts more than 10,000 customers and over 3,000 residential cleans to date; those are its own figures, not audited ones. One customer put the working attitude in their own words: they'll stay back to finish the job without charging extra overtime
. That is one customer's experience, not a pricing term. On its Facebook page, the review score reads 92% recommend (9 reviews).
05What should you tell us about access in Ipoh?
Access is easy to leave out of a post-renovation cleaning enquiry, and in Ipoh's condominiums it shapes the whole schedule. Tell Kean Can Cleaning Service the floor level, whether the lift has to be booked and the building's permitted working hours. None of it changes the cleaning. All of it changes the day.
Strata buildings run on their own rules
We have worked in developments across the city, Sunway Onsen, Treetop and D'Festivo among them. In a strata building, lift bookings and permitted working hours are usually the management office's to set. A building that restricts loading to a few hours in the middle of the day is a different job from one with a driveway, even when the properties are identical.
Height changes the method, not the cleaning
Glass that cannot be safely worked from a ladder standing on level ground, which can include stairwell glazing and double-height panes, is planned separately, as the glass and high-access guide explains. Say so in the first message.
06What can you do to bring the quote down?
Three things are genuinely in your hands before a post-renovation clean is quoted. Get the contractors to take their debris with them, book after the trades have actually finished, and deal with the protective film on new glass and appliances. Each one keeps work off the cleaning visit that does not belong there.
Debris first
Packaging, offcuts and bagged rubble left behind are clearing work before they are cleaning work, and clearing has to happen before any cleaning can start. It is also the one item on this list that is genuinely somebody else's job: skip-quantity disposal belongs to the contractor.
Film and finished trades
Both matter and both are covered in the service page's advice on preparing the property: get the protective film off new glass and appliances before we arrive, and make sure the contractor is genuinely finished. If the film has already been left on through the works, say so in the first message.
07Do you need a site visit for a post-renovation cleaning quote in Ipoh?
Kean Can Cleaning Service usually quotes a post-renovation clean in Ipoh from photographs, without a site visit. The exceptions are floor restoration, work at height and a property that has stood vacant, which are confirmed only after a visit. Restoration turns on what the floor itself is made of, and years of vacancy are not something a doorway photograph shows.
What if I do not know the floor area?
Estimate it, or leave it out. It is not what the quote turns on: the photographs carry more of a post-renovation cleaning quote than the area does, because condition and access, far more than floor area, are what change the price. An approximate area with good photographs beats an exact area with none.
Send the six items from section 01 on WhatsApp, which is the fastest route to a real answer, or through the contact page if you would rather write. Read the rest of our cleaning guides for the other services.
