Glass and high-access
cleaning explained.

Height does not make glass dirtier. It changes what the job is: a planned working-at-height activity with cleaning attached, and priced accordingly.

High-access glass cleaning is defined by how the work is reached, not by how dirty the glass is. Once a pane is beyond safe ladder height, the job needs planned equipment, a boom lift or an anchored system, and someone trained to use it. That planning is the difference between a cleaning job and a working-at-height job.

01What counts as high access

The dividing line is reach, not dirt. Once a pane cannot be safely worked from a ladder standing on level ground, the job stops being cleaning with a ladder and becomes working at height with cleaning attached. That is a different activity with different equipment, different planning and a different price.

In practice the threshold arrives sooner than people expect. A first-floor window over a sloping driveway, a shopfront transom above an awning, or an atrium pane reachable only across a stairwell are all height work even though none of them sounds like it.

02Why height changes the job and not the cleaning

The cleaning itself is unremarkable: water, a squeegee, detergent where needed. What changes is everything around it. The equipment has to be brought to site, positioned on ground that will take it, and operated by someone trained. The work has to be planned around pedestrians, traffic, overhead services and weather. And mobilising that equipment is most of the cost, which is why the price does not scale with the number of panes.

That last point is the practically useful one for a building owner: doing the whole elevation in one visit is dramatically cheaper per pane than doing part of it twice.

03Ladders, towers and boom lifts

Ladders are for genuinely low, level-access work and nothing else. Most serious falls in this trade involve a ladder being used past its sensible limit.

Towers suit repeated work at a moderate height on flat ground, and are slow to reposition.

Boom lifts are what a real facade needs. They reach up and over, they let the operator work from a stable platform, and they need firm level ground with room to set outriggers.

The choice is a site question rather than a preference, and it is decided by looking at the building rather than by describing it on the phone.

04Planning work at height

Published guidance is consistent about the hierarchy. The UK Health and Safety Executive frames it as: avoid work at height where you reasonably can, use equipment that prevents a fall where you cannot, and use equipment that limits the consequences where a risk remains. Fall-protection duties are set out in similar terms by OSHA.

Translated into a cleaning contract, that means the reachable glass is done from the ground wherever possible, the equipment is chosen before the day rather than improvised on it, and a quote for a facade given without anyone seeing the facade is not a quote.

05Tracks, frames and seals are most of the work

Clean glass in a dirty frame reads as dirty. Sliding tracks collect grit that scores the pane over time and stops the window running; after a renovation they hold a compacted line of construction dust that has to be dug out by hand. Seals hold grime that streaks down the pane the first time it rains.

So a specification that covers only the glass is an incomplete specification, and it is worth checking whether frames and tracks are included before comparing two prices that look different.

06Shopfronts, facades and showroom glass

Commercial glass fails differently from domestic glass. It does not so much get dirty as get streaky, and it does so most visibly in direct sun and under display lighting — exactly when customers are looking at it.

The practical response is to work in shade or before opening, and to finish in a way that avoids the drying marks that appear an hour later when the sun comes round. A showroom facade is a sales surface, which is a different brief from a window.

07How often glass actually needs doing

Exposure decides it, not the calendar. A frontage on a busy road accumulates traffic film several times faster than a sheltered elevation of identical size. Coastal and industrial exposure add their own deposits.

The efficient pattern for most commercial premises is a frequent routine cycle for the reachable glass, which is cheap, and a much less frequent cycle for the high-access elevation, which is not. Putting both on the same schedule means either overpaying for the height work or under-cleaning the frontage.

08What to ask before a contractor arrives

Have you seen the elevation? If not, the number is an estimate.

What equipment will be used, and where will it stand? The answer should involve looking at the ground conditions.

Are frames, tracks and seals included? Often they are not, and that is most of the visible difference.

What happens if the weather closes in? Height work stops in wind, and a sensible contractor will say so up front rather than on the day.
