01Cleaning to a standard someone else sets

This is the distinguishing feature of the whole category: a landlord, an agent, a building manager or an incoming tenant decides whether the work passed. That changes what matters. Places nobody cleans routinely — inside cupboards, behind appliances, window tracks, the tops of doors, the underside of sanitaryware — are exactly the places an inspection looks, because they reveal whether the job was real.

So a move-out clean is written around the inspection rather than around the appearance of the rooms, and the two are not the same brief.

02Clearing comes before cleaning

A vacant property is usually two jobs. The first is clearing: whatever the last occupant left, whatever has accumulated since, and in long-abandoned properties whatever has grown or got in. The second is cleaning what is underneath, which nobody can accurately assess until the first is done.

That is why a vacant property is quoted after a site visit rather than from photographs. Anything found that looks like it might matter to you — documents, items of apparent value — is set aside and handed over rather than disposed of.

03What long vacancy does to a property

Time does specific damage. Standing water in traps evaporates and lets drain smells back into the property. Damp establishes in unventilated rooms and leaves staining on ceilings and soft surfaces. Dust bonds to surfaces rather than sitting on them. Biological growth appears on exterior surfaces and on anything that stayed wet. Pests move in.

Most of that is cleanable. Some of it is not, and where a stain has gone through into the substrate we say so after a test rather than after invoicing. Evidence of pests or of a leak is reported to you, because those are repair problems wearing a cleaning problem's clothes.

04Working to an agent's timeline

Property work runs on other people's dates: a tenancy end, a viewing, a completion. The practical requirement is usually not speed but certainty — knowing the unit will be ready on the day it is needed. Jobs are therefore scheduled backwards from your date, and where the property turns out to need more than one visit, that is said at the quoting stage rather than discovered on the morning.

05Empty units before a viewing

For a unit that has been on the market a while without moving, that is usually a cheaper intervention than a price reduction.

06What it costs, and why the visit comes first

Move-in and move-out cleaning on an ordinary occupied-then-emptied property can usually be quoted from photographs, because the work is predictable: the property was lived in, so it is soil rather than residue, and the variables are size and how well it was kept.

Vacant property is the opposite, and this is the one category where a quote given without a visit is close to meaningless. Until the clearing stage is done nobody knows whether the floor underneath needs a mop or a restoration, whether there is damp behind what was stacked against the wall, or how much there is to remove.

So the honest sequence is: a visit, a written scope that separates clearing from cleaning, and a price for each. If more work appears once the clearing is done, that is raised with you before it is carried out rather than added to the invoice.
