Which one a property needs is decided by its condition and access rather than its size, so every job is quoted after photographs or a visit.

Post-renovation cleaning

After building work, before anyone moves in.

Cement skim, grout haze, paint spots, silicone and the fine dust that settles into every track and runner. The work is sequenced from the ceiling down and then repeated, because dust keeps falling for a day or two after the heavy work stops. Handover is three to five days, and the property is checked by the quality control team at the end of that window rather than signed off on the day the visible mess disappears.

When the floor looks stained rather than dirty.

Scrubbing lifts embedded soil out of a surface; polishing reworks the surface itself. Which one a floor needs depends on what it is made of and what is on it, so an unfamiliar floor gets a test patch before anything is done at scale. Heritage mosaic, marble, homogeneous tile, outdoor pavers and factory floors are all handled, and where a stain will not come out we say so after the test rather than after invoicing.

Glass & high-access

When the glass is past safe ladder height.

Interior and exterior panes, shopfronts and showroom facades, reached with a boom lift where the elevation needs one. Height is what makes this a different job: past safe ladder reach it becomes a planned working-at-height activity, quoted after someone has seen the building rather than over the phone. Tracks, frames and seals are part of the job rather than an extra, because clean glass in a dirty frame still reads as dirty.

Commercial & facility

Scheduled work that fits around a business.

Offices, clinics needing disinfection cleaning, car showrooms, factories and warehouse floor scrubbing, worked around your operating hours rather than instead of them. The schedule is agreed at the quoting stage and written into the arrangement, and the expensive periodic items are priced separately from the routine work so a monthly figure does not have to be set high enough to cover everything every month.

Move-in, move-out & vacant

When someone else inspects the result.

Tenancy turnarounds, units before a viewing, and abandoned property that has to be cleared before it can be cleaned at all. What sets this category apart is that somebody else decides whether it passed, so the work is written around the inspection rather than around how the rooms look. Vacant property is quoted after a visit, because nobody can see what is under three years of belongings through a doorway.

Which one do I need?

Most people describe the room. The job is decided by three things.

  1. What state the property is in. Post-renovation, lived in, empty for months, or empty for years. This changes the work far more than floor area does — a small unit with cement skim across every tile is a bigger job than a large one without.
  2. Whether anything is out of reach. Glass or facades past safe ladder height turn a cleaning job into a working-at-height job, which needs planned equipment and changes both the price and the schedule.
  3. Who inspects it afterwards. A landlord, an agent, a building manager or nobody. Work that will be inspected is quoted to a handover standard, and that is a different standard from a good clean.

Whichever job it is

Five things every job here has in common.

Equipment and chemicals come with the crew. Machines, access equipment, consumables and the chemistry chosen for your surfaces. Nothing is borrowed from the property and nothing is bought on the way.

The surface is identified before it is treated. On any unfamiliar floor that means a test area in a corner first. It is a ten-minute step, and it is what prevents the one mistake in this trade that cannot be undone.

The work is scheduled around you. Post-renovation jobs run against your handover date. Commercial work runs around your trading hours. Property work runs backwards from a tenancy, viewing or completion date.

Somebody other than the cleaner checks it. The quality control team does the handover check rather than the person who did the work, because the person who cleaned a surface is the worst-placed person to judge it.

If something was missed, we come back. That is the whole of the promise, and it is deliberately not dressed up as a guarantee, because there is no guarantee scheme behind it and pretending otherwise would be worth less than the plain version.

How a job is quoted

No price list, and here is the honest reason.

Two properties of identical size can differ by half again in what they take, because condition and access do the work that floor area gets credited with. A price list would therefore be either so wide as to be useless or wrong often enough to be worse. What you get instead is a scope and a range against your actual photographs, usually the same day.

Floor restoration, height work and vacant property are quoted after a site visit rather than from photographs alone. A floor has to be identified before anyone can say what will lift the stain, and a property that has stood empty for years cannot be assessed through a doorway.

Every job carries the same handover discipline: move-in condition three to five days after handover on post-renovation work, and a check by the quality control team at the end of that window rather than a sign-off by whoever was on site.

How commercial work is priced

Commercial work is quoted differently again, because the variable there is frequency rather than condition. A site is priced on a routine schedule for the everyday work, with the expensive periodic items priced separately: machine floor scrubbing, high-level dusting and facade glass. Folding those into one monthly figure looks simpler and ends up costing more, because the monthly figure has to be set high enough to cover them whether or not they are needed that month.

Ipoh and the surrounding townships are the usual working area, and commercial contracts follow wherever the site is across Perak. Where a job sits outside the normal radius the travel is stated as its own line rather than buried in the rate.
